A new luxury tourism and wellness retreat in the heart of the Mourne Mountains

Aunt Minnie’s Farm is a proposed sustainable tourism and wellbeing destination, located just outside Rostrevor in County Down. It is nestled in a peaceful rural setting with stunning views of the Mourne Mountains, this project brings together eco-conscious accommodation, wellness experiences, local culture and history in one tranquil, nature-rich location.

About the Project

This unique retreat will include carefully designed and placed luxury cabins, a communal wellness hub, an artist’s studio, a café and restaurant, a yoga and fitness studio, hot tubs, saunas, plunge pools and a manager’s residence. The project is designed with sustainability at its core, incorporating a new vehicular and pedestrian access, while prioritising the natural contours and character of the site.

The development is positioned on lands adjacent to 34 Levallyreagh Road, within several fields and a traditional farmyard. It is ideally located as a gateway to the Mournes, close to Kilbroney Forest Park, with its beautiful existing walking trails, and outdoor amenities.

Our Vision

Environmental Commitment

The proposal has been shaped with care for the landscape and local ecology. Low-impact infrastructure and natural materials will be used throughout. Native planting, wildflower meadows, and wetlands will help enhance biodiversity and create new habitats for pollinators, birds, and other wildlife. Guests will be encouraged to explore the site on foot or by bike to reduce reliance on vehicles.

Planning & Policy

The proposal aligns closely with local and regional planning strategies, including PPS21 and PPS16, the Banbridge, Newry & Mourne Area Plan 2015, and the Newry, Mourne and Down Tourism Strategy. It also supports the objectives of the Mourne Gullion Strangford Geopark Strategy. The site’s location within the AONB has informed a design approach that is sensitive, sustainable, and grounded in policy guidance.

Public Engagement

We are currently consulting with the local council, statutory bodies, elected representatives, and members of the public.
